Ranked by median days to pending in the twelve weeks ending August 23, 2026, Reno moved fastest, Verdi landed in the middle, and Incline Village, the territory's highest-priced ZIP, took longest to reach pending.

If you assumed the priciest market in this territory also moves the fastest, this period says otherwise.

Incline Village carries the biggest price tag of the three ZIPs in this buy box. It was also the slowest to get a home from listed to pending.

Here is how the three stack up on one measure: median days to pending in the twelve weeks ending August 23, 2026.

Reno's median days to pending ran 45 this period, the fastest of the three ZIPs in this territory.

Reno's overall pace has also picked up over time. Compared with a year earlier, the typical Reno sale spent about 52 days on the market, down from roughly 76.

Verdi's median days to pending ran about 64 this period, putting it in the middle of the pack.

Incline Village, the territory's highest-priced ZIP at a median sold price of $1,079,000, was the slowest of the three. Its median days to pending ran roughly 83 this period.

But days to pending is not the whole story. The clearest split in this territory shows up somewhere else: how many homes actually closed.

In Verdi, homes sold fell by about 23% year over year, the only decline of the three ZIPs this period.

Incline Village moved the opposite direction. Homes sold there rose by about 15% year over year, even with the longest wait to pending of the three.

Reno held closest to flat, up about 1% year over year.

None of this makes speed and closings the same measure of a market's health. They are two different questions, and this period they gave two different answers. Reno is quick to contract and its volume barely moved. Incline Village is slow to contract but is closing more homes than it did a year ago. Verdi's own pace is not the slowest of the three, yet it is the one ZIP in this territory actually losing sales.

Across the territory as a whole, the pattern rhymes with something bigger. Compared with a year earlier, median days on market fell to 58 days from about 89.

If you are selling in Incline Village, price and expectations should assume a longer runway to pending than the other two ZIPs in this territory, even though buyers are closing there more often than they were a year ago. If you are watching Verdi, the mid-pack pace can mask the real story: fewer transactions are closing there than a year ago, which changes what competition for a listing actually looks like. If you are trying to buy in Reno, 45 days does not leave much room to sit on a decision.

Watch what happens to Verdi's closed-sale count next period. If the drop continues while its pace to pending stays mid-pack, that gap between how quickly homes go under contract and how many actually close is the number worth tracking in this territory.

These figures come from MLS sold data for the twelve weeks ending August 23, 2026, across Verdi, Incline Village and Reno.
